OPEN CONTRACTOR CLASSIFICATIONS

MT — MAINTENANCE TECHNICIAN

Provides general property maintenance and approved repair services.

Assignments may include:

• Minor repairs

• Fixtures

• Doors

• Locks

• Hardware

• Minor carpentry

• Drywall patching

• Caulking

• Punch-list work

• Turnover repairs

• Make-ready support

• Preventive maintenance

• Appliance troubleshooting within competency

General Maintenance Technicians may not perform regulated trade work unless properly qualified, licensed, and authorized.

HV — HVAC SPECIALIST

Provides approved heating, ventilation, and air-conditioning services within applicable licensing and professional requirements.

Assignments may include:

• Diagnostics

• Preventive maintenance

• Filter replacement

• Equipment servicing

• Troubleshooting

• Repairs

• Component replacement

• Installation when properly licensed and authorized

PB — PLUMBING SPECIALIST

Provides approved plumbing services within applicable licensing and legal requirements.

Assignments may include:

• Leak diagnosis

• Fixture repairs

• Faucet repairs

• Toilet repairs

• Drain issues

• Supply-line work

• Approved piping repairs

• Water-heater-related work when qualified

• Preventive plumbing maintenance

EL — ELECTRICAL SPECIALIST

Provides electrical services within applicable licensing requirements.

Assignments may include:

• Electrical diagnostics

• Lighting

• Fixture replacement

• Device replacement

• Electrical troubleshooting

• Approved circuit work

• Panel-related work where properly licensed

• Power-distribution work where legally authorized

AT — APPLIANCE TECHNICIAN

Provides approved appliance diagnostic, maintenance, and repair services.

Assignments may include:

• Refrigerators

• Ranges

• Ovens

• Dishwashers

• Washers

• Dryers

• Garbage disposals

• Microwaves

• Other approved residential or commercial appliances

GK — GROUNDSKEEPER

Supports safe, functional, and professional exterior property conditions.

Assignments may include:

• Grounds cleanup

• Debris removal

• Exterior common-area care

• Seasonal a preparation

• Basic landscape maintenance

• Exterior hazard reporting

• Property appearance

• Weather-related support where assigned

PC — PEST CONTROL SPECIALIST

Provides approved pest-management services.

Assignments may include:

• Inspection

• Pest identification

• Treatment

• Prevention

• Monitoring

• Documentation

• Client recommendations

Required pest-control licensing or certification must be maintained where applicable.

FS — FIRE SAFETY SPECIALIST / INSPECTOR

Provides approved fire-safety services within applicable professional credentials.

Assignments may include:

• Fire-safety inspections

• Fire-protection equipment review

• Compliance services

• Fire-extinguisher servicing

• Suppression-system services

• Alarm-related coordination

ST — SECURITY SYSTEM TECHNICIAN

Provides approved security and access-control services.

Assignments may include:

• Security cameras

• Alarms

• Access-control systems

• Low-voltage equipment

• Entry systems

• Device troubleshooting

• System maintenance

GL — GENERAL LABORER

Provides approved non-trade field support.

Assignments may include:

• Material handling

• Site preparation

• Cleanup

• Debris movement

• Tool and material staging

• Punch-list assistance

• Approved demolition support

• Support for qualified trades

General Laborers may not independently perform licensed or specialized trade work.

WHAT YOU MAY DO

Depending on your approved trade and accepted assignments, work may include:

• General maintenance and repairs

• Preventive maintenance

• Property turnover repairs

• Make-ready punch-list work

• Appliance repair

• Plumbing, HVAC, or electrical services

• Grounds and exterior maintenance

• Security or fire-safety services

• Property inspections

• Material handling and general field support

• Emergency maintenance for approved contractors

Every assignment is based on an approved Scope of Work.

If conditions change:

IDENTIFY → DOCUMENT → REPORT → REQUEST APPROVAL

WHAT WE EXPECT

Professional contractors should be prepared to:

• Accept only work they are qualified and authorized to perform.

• Arrive with appropriate tools and equipment.

• Follow Work Orders and approved Scope.

• Protect client property.

• Follow required safety procedures.

• Communicate delays or changing conditions.

• Provide required photos and service documentation.

• Use digital Work Orders and field systems.

• Correct legitimate workmanship deficiencies.

• Maintain required licenses, insurance, and business documentation.

NO REQUIRED DOCUMENTATION = NO CLOSEOUT.

TECHNOLOGY

Contractors may use:

• ServiceM8™

• Digital Work Orders

• Mobile forms

• Photo uploads

• Electronic signatures

• Email and messaging

• ClickUp™ where applicable

You do not need experience with every platform before joining us, but you must be comfortable using required mobile technology.

SCHEDULE & AVAILABILITY

Contractors may identify availability as:

DAY | EVENING | SATURDAY | SUNDAY | EMERGENCY / ON-CALL | OPEN/FLEXIBLE

Not every contractor is required to accept every schedule.

Once an assignment is accepted, however, contractors are expected to complete it according to the agreed schedule or follow required cancellation and reassignment procedures.

Qualified contractors may also participate in approved emergency-response opportunities.

REQUIREMENTS

Requirements vary by trade, but contractors should generally have:

• Relevant maintenance, repair, construction, facilities, or skilled-trade experience

• Proven competency in accepted work

• Professional communication

• Reliable transportation as required for assignments

• Appropriate tools and equipment

• Ability to work independently

• Strong troubleshooting ability

• Mobile technology capability

• Required business documentation

• Appropriate insurance

• Applicable trade licenses or certifications where legally required

Experience with multifamily, commercial properties, property management, turnovers, make-ready, preventive maintenance, or Work Order systems is preferred.

CONTRACTOR ACTIVATION

Approved contractors may be asked to provide:

• Contractor application

• W-9

• Business information

• Insurance

• Trade licenses or certifications

• References

• Service territory

• Availability

• Subcontractor agreement

• Approved rate structure

Contractors may also complete orientation covering Work Orders, documentation, safety, Quality Assurance, ServiceM8™, property access, and invoice procedures.

COMPENSATION

Compensation may be based on approved:

• Job rates

• Project rates

• Service rates

• Trade rates

• Production rates

• Emergency-service rates

• Other written assignment rates

Payment review may require:

COMPLETED WORK → DOCUMENTATION → QA / VERIFICATION → APPROVED INVOICE → PAYMENT PROCESSING

This is a subcontractor opportunity. Assignments, hours, or continuous revenue are not guaranteed.
