GLAM TO MAKE READY™, the property services division of GLAM Properties™, provides integrated Commercial Cleaning, Facility Services, Property Turnovers & Make Ready, and Maintenance & Repair solutions throughout the Kansas City Metropolitan Area.
We are seeking an experienced, organized, technically knowledgeable Maintenance Manager to lead Maintenance Operations across assigned client properties.
This is not simply a Maintenance Technician position. You will lead the people, Work Orders, vendors, preventive maintenance, emergency response, Quality Assurance, materials, documentation, client communication, and operational systems required to keep properties functional and protected.
Lead day-to-day Maintenance Operations across residential, multifamily, commercial, turnover, make-ready, and facility-service properties.
Review maintenance requests and classify work as emergency, urgent, routine, preventive, or deferred/noncritical.
Assign qualified technicians or approved vendors based on priority, skill, location, capacity, safety, client commitments, and cost.
Manage Work Orders from intake through scheduling, service, documentation, Quality Assurance, correction, and verified closeout.
Build and maintain preventive-maintenance programs designed to reduce emergencies, repeat repairs, equipment failures, and avoidable property damage.
Lead, coach, and hold technicians, maintenance personnel, and field resources accountable for workmanship, productivity, safety, and documentation.
Coordinate approved vendors and specialty contractors when work requires additional expertise, licensing, or resources.
Oversee rotating emergency-response coverage and coordinate appropriate after-hours response during assigned periods.
Review completed repairs, photos, notes, materials, deficiencies, callbacks, and recurring failures to verify the actual problem was solved.
Monitor labor, materials, vendor costs, inventory, tools, equipment, and maintenance spending while supporting responsible cost control.
A Work Order is not complete simply because its status says “Completed.” The actual property condition must support closeout.

Reinforces PPE, equipment safety, and applicable Company safety procedures.
Never directs someone to perform work outside their training, authorization, licensing, or safe capability.
Identifies recurring problems instead of repeatedly treating symptoms.
Communicates delays, risks, costs, and property conditions professionally.
Holds technicians and vendors accountable for completed work.
Uses sound judgment during urgent and emergency situations.
Thinks about quality, productivity, cost, asset protection, and Client Experience.
Thinks like an owner while operating within Company standards and authority.
TECHNICAL KNOWLEDGE DOES NOT EQUAL LEGAL AUTHORITY.
DAY | EVENING | SATURDAY | SUNDAY | EMERGENCY / ON-CALL | OPEN/FLEXIBLE
Not every contractor is required to accept every schedule.
Once an assignment is accepted, however, contractors are expected to complete it according to the agreed schedule or follow required cancellation and reassignment procedures.
Qualified contractors may also participate in approved emergency-response opportunities.

Technology is used to manage Work Orders, schedules, dispatch, technicians, vendors, photos, documentation, preventive maintenance, corrective actions, materials, inspections, client information, and closeout.
You do not need experience with every platform before joining us, but you must be comfortable learning and consistently using technology.
AI-generated work must be reviewed and verified before operational use.
Preferred: 5+ years of maintenance experience with exposure to real estate, property management, multifamily, commercial facilities, preventive maintenance, building systems, vendor management, budgeting, property turnovers, make-ready, emergency maintenance, or Quality Assurance.
Relevant technical education, trade training, facilities-management education, or equivalent professional experience is preferred. A Bachelor's degree is not automatically required when equivalent maintenance leadership and technical experience demonstrate the necessary capability.
Applicable trade licenses or certifications are required where legally necessary. The Maintenance Manager is not expected to personally hold every trade license when appropriately licensed contractors or specialists are used.
A valid driver's license and reliable transportation appropriate to assigned responsibilities may be required.
Core weekday availability is expected for team leadership, Work Order management, clients, vendors, inspections, scheduling, preventive maintenance, and administrative responsibilities.
Reasonable evening and weekend availability is required for operational escalations, critical repairs, access-sensitive work, technician support, and client needs.
ROTATING AFTER-HOURS & WEEKEND EMERGENCY COVERAGE IS REQUIRED.
During an assigned rotation, you may coordinate technicians or vendors, evaluate reported conditions, communicate with clients, escalate serious issues, and monitor response through stabilization.
You are not continuously on call 24/7 outside your assigned coverage period.
Regular local travel throughout the Kansas City Metropolitan Area is required.
