2. Acceptance of Terms
By using GLAM Properties Services, you acknowledge that:

These Terms apply to:

3. Scope of Services

GLAM Properties does not guarantee vendor performance.
Cleaning Services

Construction and Renovation

Contractors performing the work are independent parties responsible for their own performance, licensing, and insurance.
4. Independent Contractor Disclaimer
GLAM Properties frequently coordinates services with independent vendors and contractors.
GLAM Properties is not responsible for:
• contractor workmanship
• contractor delays
• contractor damages
• contractor licensing compliance
• contractor payment disputes between owners and contractors
Contractors are independent businesses and are not employees of GLAM Properties.
5. Payments and Fees
Fees for services may include but are not limited to:
• management fees
• leasing fees
• cleaning services
• maintenance coordination fees
• inspection fees
• administrative fees
All service pricing may be provided in:
• written agreements
• service contracts
• invoices
• estimates
Payment terms will be outlined in each service agreement.
Failure to pay invoices may result in:

6. Property Access
To provide services, GLAM Properties may require access to properties.

9. Owner Responsibilities

• maintain safe and habitable conditions
• comply with local housing laws
• maintain required insurance coverage
Owners remain responsible for:
• property taxes
• mortgages
• insurance
• major capital repairs
10. Tenant Responsibilities
Tenants using properties managed by GLAM Properties agree to:
• comply with the lease agreement
• maintain the premises in reasonable condition
• report maintenance issues promptly
• comply with community rules and applicable laws
Failure to comply with lease terms may result in lease enforcement or termination procedures.
11. Limitation of Liability
To the fullest extent permitted by law, GLAM Properties shall not be liable for:
• property damage
• loss of personal belongings
• contractor performance issues
• delays caused by third parties
• acts of nature
• criminal acts by third parties
Users agree that GLAM Properties' total liability, if any, shall not exceed the fees paid for the specific service giving rise to the claim.
12. Indemnification
Users agree to indemnify and hold harmless GLAM Properties from claims arising from:
• misuse of services
• tenant misconduct
• contractor disputes
• violations of lease agreements
• inaccurate information provided by users
13. Digital Services and Communications
By interacting with GLAM Properties digitally, users consent to communication through:

• digital platforms

Users may receive communications related to:
• appointments
• inspections
• payment reminders
• maintenance updates
14. Termination of Services
GLAM Properties reserves the right to terminate services if:
• payment obligations are not met

Termination does not eliminate outstanding financial obligations.

These Terms shall be governed by the laws of the State of Missouri.
